Dormer

The rear dormer extension is by far the most popular conversion, mainly as it can be built via permitted development without any need for planning permission, unless you have a flat or you're in a conservation area then planning will be required to extend the roof. The dormer provides a great deal of extra space maximising the loft space available. Velux roof windows are added to the front roof slope and the rear roof is normally totally removed and the dormer is constructed in it's place.If you have a Victorian terrace then we can also build right out over the rear addition roof and construct the conversion known as the L shape, this can have two new bedrooms and shower room.

Mansard

The mansard conversion has a sloping rear wall at normally 70 degrees and the windows are installed vertically as you can see from the photo, also the side walls are built up in a traditional brick. It's an attractive conversion and gets accepted by some local planners via a planning application. The L shape mansard is also a possibility as with the dormer L shape two bedrooms and a shower can be possible. The other thing to mention is that a rear roof terrace can also added to your planning application, this can be installed towards the end of the rear addition roof area on some properties, normally of the Victorian period.

London Roof conversion

These roofs have normally a small loft if anything at all, known as a butterfly roof design. What we do is remove the whole of the roof and add a completely new level, building up the walls both sides in London Stock traditional bricks, similar to that of the mansard conversions. Planning permission for this conversion is always required and the design is accepted by most councils in London but not all. This conversion is of great value as the space that's added is vast and larger than the space available for most conversions.

Velux roof window conversions

With the Velux roof window conversion we don't extend the roof at all and just add velux windows to the front and rear roofs and convert the existing space only. Normally a large new bedroom and shower room are possible. The good thing is that planning permission is not required unless you're in a conservation area and they can be a bit more economical to build.
